Landlords favour energy efficiency

Landlords have been taking steps to make their rental properties increasingly energy efficient, according to new research.

Following reports from the Energy Saving Trust that homeowners would find homes with a high rating on their Energy Performance Certificate a more appealing purchase, Paragon Mortgages has discovered that a majority of landlords have made energy efficiency improvements to their homes.

The study revealed that almost two thirds have installed double glazing and a third have laid insulation in a bid to reduce the escape of heat.

Some 55 per cent have replaced boilers at properties they have bought. If they replaced them with energy efficient condensing boilers they would have significantly improved the conversion of fuel to heat, thereby reducing the amount of gas it took to heat the property and water.

Starting on October 1st landlords will have to show Energy Performance Certificates for all rental properties.

John Heron, Paragon Mortgages managing director said: "Every landlord wishing to market a property for let will require an EPC, so it is likely that the rating of their property will add to the factors that a potential tenant will consider.

"Lower fuel and energy costs are important, particularly given the rising cost of energy, so a property with a high energy efficiency rating is likely to be a winner."
