House types

In conjunction with our  Sustainable Refurbishment guide (CE309) these ‘House Type’ scenarios show the base case and improvements for refurbishing an existing dwelling to a high level of energy performance.

These scenarios represent different house types, built in certain periods. As it is not possible to demonstrate whole house refurbishment for every house type or scenario that exists, we focus on eight houses that are considered to represent about 50% of the entire housing stock.

These scenarios should not be considered as the minimum or maximum energy efficiency level that any dwelling can achieve through fabric and services improvements alone.

Using the guidance

  • The first column outlines the existing situation - the house as built, or including reasonable modifications, such as replacement heating systems.
  • The second column demonstrates the typical fabric and services improvements required to achieve an improved EPC rating of band B.
  • The third column highlights the benefits of this improved EPC rating, including the total reduction in COemissions and the energy cost savings per year.

Microgeneration

These scenarios do not include the use of microgeneration. The choice to use microgeneration technologies, or allow for future use, is dependent on the particular location and orientation of the house type concerned.
